On a day-to-day basis the association should operate and maintain the community in a manner consistent with the expectations of a majority of the homeowners. An associations shared vision needs to be continuously reinforced and improved. The Directors need to show what the community offers and how it can be improved. Only then will the community support that vision.
On a long-term basis the association should operate and maintain the community in a consistent manner that enhances the financial value of the community and its common assets. The common areas need to be maintained in a manner consistent with the homeowners home maintenance. The association should also have amenities and social activities that are consistent with the homeowners' lifestyles.
The association should meet all of its financial obligations, receive good value from its expenditures and build funds for long-term maintenance requirements and emergencies. Homeowners must hold board members accountable.
We must have a shared vision of our goals, a business approach to reach those goals, and effective planning. To find our shared vision we must go to the community and ask for their input through town halls, surveys, and informational emails. We have to elect Directors who can implement the necessary business approach, and appoint committee members with experience to aid the Directors in reaching that goal. Above all we need to respect and listen to those committees. We should always carefully evaluate the services we receive and the value of those services. And most importantly we need to prepare for emergencies by properly funding our reserves.
